Much of Murrumbeena, Hughesdale and Ormond is single- and double-fronted brick from the middle of last century. Those bathrooms were built before sheet membranes existed: a mortar screed over timber or concrete, tiles bedded into it, and a hob holding the water in by geometry alone. When one is stripped, the interesting part is what the floor has done since — movement at the wall junction, a fall that has flattened, a waste sitting proud of the screed. That reading comes first, and it sets the scope of the tiling and waterproofing that follows.
Carnegie, Oakleigh, Chadstone and Malvern East have filled steadily with two- and three-storey townhouses, and with them the least forgiving surface in the district: an elevated deck with habitable space underneath. Here the fall to the outlet, the membrane turn-up behind the door and the sealed perimeter decide the outcome long before anyone chooses a tile.
The strips along Murrumbeena Road, Neerim Road and Poath Road carry cafés, salons and consulting rooms. Small commercial floors and splashbacks come with their own constraints: staging around trading, finishing flush to existing levels, and keeping a wet area serviceable while the next stage cures.
